Preceding firms, over a century

From a London firm, through Watford, to 59 London Road by the 1980s.

The lineage of the practice can be traced back through various preceding firms for over a century. Having started life as a London firm, the practice moved outside of the city to serve the newly expanded areas of Hertfordshire, with an office opening in Watford. In a few short years the firm opened a branch in St Albans which was then forged into its own firm under the name Bryan and Gordon.

By the 1980s the firm had made the move to its current offices on London Road and, following a change in management, became Bryan and Mercer. Bryan and Mercer Limited is registered at Companies House under number 07182471; the registered office remains 59 London Road, AL1 1LJ.

Internal succession The four current directors all completed their training within the firm. The succession is internal, not lateral. The solicitor handling your file came up through the practice itself, and that continuity is what the "no call centres" promise is built on.

SDLT, AP1, and the OS1 priority window

On a completion day we submit the SDLT return to HMRC within the statutory window, lodge the AP1 application at the Land Registry within the priority period set by the OS1 search, and coordinate with the lender to release funds or redeem the existing charge at the right moment. The risk window is small; the CQS accreditation audits exactly this kind of file procedure.

Commercial lease drafting and break-clauses

Lease drafting on the commercial side covers break-clause mechanics, rent-review formulae (open market, indexed, fixed uplift), service-charge caps, and the schedule of condition that protects the tenant at the end of the term. We act for landlords and tenants. Collective enfranchisement work on AL1 leasehold blocks is handled in-house, including the section 13 notice and the participation agreement.

For your move it means the firm is on most major mortgage-lender panels, that the file is run to an audited procedure rather than ad hoc, and that the solicitor on your case is bound by a written standard for keeping you updated.
